Removing Spray Foam Safely
01
Assessment & Survey
We begin by inspecting the loft or roof space to understand the type of spray foam installed and how it has been applied. This includes assessing the condition of the roof structure, tiles and felt, as well as discussing any concerns raised by a surveyor, lender or solicitor.
Careful Removal
Using methods suited to the type of foam present, we remove insulation from timbers, felt and surrounding surfaces. Open cell foam is generally softer and easier to remove, while closed cell foam requires more controlled techniques to avoid damaging the underlying structure. Removal is carried out methodically to protect rafters, membranes and roof coverings as much as possible.

Protecting the Structure
Our aim is to restore the loft to a condition that allows proper inspection and ventilation. We take care to minimise impact on rafters, tiles and felt, although some surface marking or residue may remain depending on how the foam was originally installed.
Waste Removal & Clean Up
Waste Removal & Clean Up Once removal is complete, all waste material is cleared from the loft. The space is left tidy and ready for inspection, remedial works or the installation of alternative insulation where required.
04
Spray foam removal is often required by:
Home sellers whose buyers' lenders have refused to lend due to spray foam presence.
Homeowners remortgaging who have been declined or had offers withdrawn due to spray foam in the loft.
Property owners releasing equity who need to satisfy lender requirements.
Landlords or developers preparing properties for sale or refinancing.
In all these cases, removal is usually the only practical solution to allow the transaction to proceed.
